Indian Creek Ranch was simply a large plot of land when Woodbine became a joint owner in 1991. But as a managing general partner, Woodbine focused on rezoning the land to reflect a more marketable mix of uses, as well as assisting in infrastructure development within and around the project. We also worked on a successful restructuring of the property’s bond debt to better complement residential development. Our hard work paid off: In just two years, we significantly increased the property value and sold it to a group of investors in 1993.
